Buyer demand is clearly strong and it is a great time for sellers. Portola Valley

Sales in Portola Valley have really picked up this year. Year-to-date, there have been 34 sales that closed escrow, compared to 24 in the same period last year. The month of April was the strongest yet with13 closed sales and all but one of these sold for more than list price! And the median days on market for these homes was just 10 days. In fact, there was only one home that was on the market for morethan 30 days.

Currently, there are 23 homes for sale in Portola Valley. Eight of these homes range in price from $5.1 million to $19.8 million, a few of which have been on the market for quite some time. There are also 7 homes that are currently pending sale, 2 of which sold in 11days or less.

Palo Alto

Sales are picking up as we move into the spring months in Palo Alto and buyer demand is as strong as ever. The most recent sales in your area are shown below, the vast majority of which sold for more than list price. Currently, there are 39 homes for sale in Palo Alto. Eight of these homes range in price from $5.5 million to $21.5 million. There are also an amazing number of homes pending sale – 52, of which have sold in 10 days or less.

Los Altos & Los Altos Hills

Currently there are just 29 homes for sale in Los Altos and 25 homes for sale in Los Altos Hills. There are also a total of 37 homes pending sale, half of which sold in 9 days or less.

Menlo Park

Currently there are 36 homes for sale in Menlo Park ranging in price from $559,000 to $5,495,000. There are also a total of 36 homes pending sale, of which half sold in 15 days or less.

Currently, there are 27 homes for sale in Atherton ranging in price from $1,695,000 to $25,000,000. There are also 11 homes pending sale, 7 of which sold in 11 days or less.
