Portola Valley 2017 Annual Report

2017 Annual Report Graphs

In Portola Valley, the 2017 real estate market was particularly strong. Record-high prices were set, inventory of homes for sale increased (unlike neighboring cities), and the number of homes sold escalated sharply compared to the past two years. The Multiple Listing Service reported 76 sales, a 19% gain from 2016. Additionally, several homes sold off market. The graphs in this report do not include off-market sales; if you would like information on these, just contact me.

The average price in Portola Valley increased 14% to a recordbreaking $3,496,770, and the median price increased 11% to just shy of $3 million. Demand was so strong that 54% of the homes sold for more than original list price and 51% sold in 2 weeks or less. Central Portola Valley posted the greatest number of sales, 33, followed by Ladera and Portola Valley Ranch, with 19 and 12 sales, respectively. There were 6 sales in the Los Trancos area and just 3 each in Santa Maria/Russell and Brookside/Willowbrook. Los Trancos recorded the highest increase in average sales price with a 17% hike.

I consistently represent more buyers and sellers in Portola Valley than any other agent, and this past year was no exception as I maintained #1 market share. In fact, I represented 30% of the Portola Valley sellers in 2017. Within Coldwell Banker, I ranked as the #1 Agent in Woodside and Portola Valley, the #3 Agent in San Francisco Peninsula Region (out of 843 agents), and as #5 Agent in Northern California (out of 4,104 agents).

More than 60% of my listings sold in 17 days or less and 40% sold for more than list price. For all the buyers that I represented, I was able to secure the home pre-MLS, negotiate a sales price below list price, or win the home in a multiple-offer situation.

If you have been thinking about buying or selling a home in 2018, it would be my pleasure to represent you. I know you may have questions about the market and the process of buying or selling a home. Please give me a call or send me an email and I’d be happy to answer any of your questions and see if the time is right for you to get into the market.
